A luxurious coastal town, Bal Harbour and the nearby Bay Harbor Islands offer peaceful beachside living and internationally famous shopping. This area may be connected to bustling Miami by a few short bridges, but the city’s urban chaos somehow never makes it onto the shore. Bal Harbour is situated at the northernmost tip of Miami Beach, with the Bay Harbor Islands lying just west in Biscayne Bay.
Two entirely distinct areas joined by bridges, both neighborhoods share a relaxed vibe and sunny disposition. Bay Harbor comprises two islands—Broadview to the west and Bay Harbor to the east—that function together as an independent village. Also self-governed, Bal Harbour is a small town spanning just over ten blocks at the northernmost side of Miami Beach.
WHAT TO EXPECT
An area where little happens that’s out of the ordinary—which is exactly how they like it.
In Bal Harbour, one pleasant, balmy day generally rolls into the next, with few exceptions. The beach here is one of Miami’s most protected and pristine, and it offers the best sands in the county.
THE LIFESTYLE
Morning walks along the beach, lunch on the pool deck of your building, and afternoons spent at the mall.
The locals make good use of their location’s greatest asset, and much of daily life revolves around the beach. A notable exception may be the area’s famed Bal Harbour Shops, an open-air mall featuring upscale shopping and dining, and Bay Harbor Islands’ Main Street.
WHAT NOT TO EXPECT
Nightlife options are lacking and some may find the pace a little too slow.
The neighborhoods are relatively difficult to access, with many residents trying to leave as infrequently as possible. The bridges are often congested, and traveling to South Beach can take more than 30 minutes on a bad day.
THE MARKET
A mix of single-family homes on the Bay Harbor Islands and in Bal Harbour Estates as well as high-rises on the water.
Bay Harbour offers a suburban community with moderately-priced, older MiMo-style single-family homes along with equally accessible mid-rises and multi-family housing options. The condos along Bal Harbour’s shorefront are extremely expensive and luxurious, as are Bal Harbour Estates’ gated single-family homes. Recently, Surfside, just south of Bal Harbour, has seen an increase in new developments as well.
